Fire safety training for housing

Since Grenfell, blocks of flats have seen the biggest change in fire safety law in a generation. Responsible persons now have to check fire doors on a set schedule, and higher-risk buildings answer to the Building Safety Regulator. The work falls to the people who inspect, repair and install.

What's different in housing

  1. 01

Fire door checks are now law

In blocks of flats with a top storey over 11 metres, communal fire doors must be checked every three months and flat entrance doors at least once a year, on a best-endeavours basis.

  2. 02

Flat entrance doors are in scope

The Fire Safety Act 2021 confirmed that the Fire Safety Order covers a building's structure, external walls and flat entrance doors. Landlords now manage doors they don't always control.

  3. 03

Higher-risk buildings have their own regime

Buildings at least 18 metres or seven storeys high, with two or more homes, are registered with the Building Safety Regulator. Work on them needs competence that can be shown.

  4. 04

    Records are expected

Landlords and managing agents need dated, specific records of what was found and what was fixed. A tick in a box no longer covers it.
